The internet is much more than just local, Always a suprise where people are from?

 

   Ever wonder where people come from to visit your blog.  This is from another blog that I have that has a site meter which is free. Always amazed where people visit your site from. I know it works as I have sold a couple of condos to people in far off places. Sold one this year to a fella from England who needed a place to stay on this visits. Sold one to a guy in France who did not even get to see before buying. The point is you never know why, when or where people tend to find you on the net.

I am not sure if this will work on the Active Rain Blog but will try when business slows. Anyone else know?

Power of Internet Marketing, Here to stay

      Several hours ago LSU of which we are big fans of won their 20th straight baseball game and the SEC baseball Championship tournament.  Then I get the order form for the shirts.  What a marketing idea to strike when its hot.  I still have not framed my LSU football BCS Champs tickets as yet. Just goes to show you how quick the internet works for niche products and the speed at which things can be done. The smart real estate agents can learn from such marketing.

      Work on your blog subscriptons and you never now what will happen. Geaux Tigers, the Passion lives. Maybe I will get one after all.  Maybe some for my LSU clients.

New Orleans French Quarter Condos, makes a great urban retreat!!!

The sales and interest in the French Quarter have begun to pick up in the last 8-10 weeks.  The better units are beginning to sell.  There has been a lull in sales since Katrina as many of the condos are used for second homes and weekend retreats for the locals.  Now people are looking again as the prices have moderated. You can visit my blog and iste to get some more details. 1228 Royal Street Blog.

       The Condo unit #7 we just listed is one that is priced right and ready to be sold.  There a 6 units under 200k with a minimum of 500 sq. ft., getting below this number you are getting a motel room sized unit.  None are on one of the Quarters most famous streets as is this one.  Everyone knows you will not buy the first one you see but this one should be seen and shown.  It may fit your needs!

    The 1228 Royal Street Condo Unit #7 is a ground floor unit down a historic alley on the first floor of this French Quarter Condo.  You expect to pay much more for balcony units.  You are on the quiet end of the street but a very short walk to all that the Quarter has to offer in terms of history, eating and drinking.  This is a condo association that has a nice courtyard with pool and laundry facilities.  Having a pool is not the norm. 

    Having a pool to take a dip after a morning walk would be great.  Enjoy your time in New Orleans by parking your car and walking for however long you may want to stay and sweat this time of year.

   The Hawthorne Condos located at 4239 St. Charles Ave near Napoleon Ave. is a great example of a 1930's apartments converted into condos.  Its location is hard to beat on New Orleans Premium Avenue and Street car route halfway between downtown New Orleans and Audubon Park.

      The 16 units are all the same size and divided into units off the stairwells.  The secure common areas are gated fromthe public as you enter from St. Charles.  The garage is secure and you can walk for the garage to your unit via a stairway that opens into your kitchen.  The bottom floor is all garage parking and storage units for each of the condos.

     The condos all have plenty of windows with the front units having the most light and best views.

 



Ride the St. Charles Ave. Street and be on the Parade route.

  Unit P is on the third floor of the Hawthorne Condos with the bedroom and living room windows facing the street and the courtyard of the condos.  The one bedroom units is 660 st. ft with a normal amount of storage for a unit of theis size.  The unit comes with garage parking and a storage room in the basement.  The oak strip floors are in good shape, the kitchen is dated but very functional.

      The unit P is in the process of being painted to give it a fresh and clean look.  The washer- dryer hookups are in the kitchen but are full size washer and dryer units in the garage for those large loads.  The amount of light makes this an exceptional unit in a great location.

      The high ceilings and the windows give the unit a larger look than it is.  The living room is very large and can easily be divided into a dining area and living area.

      This is a great location for a second home, a beginner home owner that wants a secure location or a college student attending one of the local Uiversities in New Orleans.  The condo fees are $275 per month and includes common area upkeep, insurance, the garage and water. New Orleans French Quarter, its Unique

     The New Orleans French Quarter is never at a loss for unique photos and historic homes.  This French Quarter double shotgun home was one we passed last week going to a listing appointment.  The house itself was unique but the hanging baskets and flowers blooming in the late afternoon sun defined curb appeal.   It takes a lot of time, effort, and love to maintain these homes and then decorate them with seasonal flowers for all of us to enjoy.  You can enjoy them with me.

    Need to thank Lana Sackett the co-lister on the property we were visiting for letting me take these photo detours for which I am famous.  But I am also known for finding a good parking spot so things even out.   New Orleans is a great walking city in the cool months of march, April and May before the Summer heat and humidity arrive on schedule in June.  New Orleans Condo Trends

Exxon pays 29 billion in taxes and royalities in First Quarter of 2008

  The Exxon Mobile gets blasted by the democrats for making money. Thye make about 8.5% return on their money. They control about 3% of the oil.  Thye cannot drill in most states for fear of hurting some deer or bear. The employ thousands of Americans who make good incomes.

  What is wrong with the picture. Do we want another PEMEX or national oil company which would make no money. Common sense is gone with the wind. Just a rant that has nothing to do with real estate. Follow this path and many agents will make to much according to some board.
