This is a great area and has been for 20 years. There are few condos in River Ridge but Steamship Circle was reserved for condo developements. The area is primarily residential but is near a lot of things. I sold this condo about 8 years ago and recently listed it. It looks much better than when I sold it Yoni and Kathy.    The 2836 River Ridge Condo is a 15 unit complex that were built as condos rather than an apartment conversion. All the units in the Steamship circle are condos. You get the River Ridge residential feel and you are close to everything such as schools, Elmwood shopping center, Earhart Expressway and much more.

    This is one of the better small condo associations in Jefferson Parish. The condo fees are very low at $150 per month. You pay your own water but the fee covers upkeep, insurance, termite contract. You can get a condo contents policy for under $500 per year. The association has been around for over 20 years.  This means you can most likely get an FHA loan.

      The units have just had new roofs put on just before Katrina and there was little or no damage that I know of. 

     The unit is over 1600 sq. ft. of living area. The 2 bedrooms are large and are both upstairs.  The loft is in the master bedroom.  Both bedrooms have vaulted ceilings and some great windows that look out onto the tree shaded grounds of the condo complex.  You have 2 marked spots to park along with a few visitor spots.  The electric bills are moderate.  The a/c is newer after being installed in 2005.  

     The washer, dryer and frig stay with the unit.  The sellers are also offering a Home Warranty which protects your mechanical items for up to a year with a $50 deductible. The unit has a security system.  The freshly painted condo is very cleans and very well maintained by the present owners.

Little things do matter to housing market! More for Uncle Sam,l ess for us


 Taxing Dividends      Common sense says if Americans have less then less will go into housing. Raising taxes will take money out of the economy. This money has already been taxed at the highest rate of any developed country. This is a geat way to collect less and hurt the average guy who may like to collect dividends. Granted this is for the high income buyers at this rate. Less second homes for sure. Is this money going to be well spent?

Facebook another online tool, You never know who will find it?

 Facebook is another online business card that peeple see and view.  I Just added my FaceBook Profile a couple of months ago and already several of my clients have noticed it. Eric's Face Book Profile . One of the features that few use but can be a draw is to have a link to your blog from Facebook. I started doing it a for about a month ago and its a neat feature. You can go overboard but this is a good card to have on the internet. Just keep it professional and wait till people visit you. You will see many of your old real estate friends there as well.

LSU fans pull for all Sports, Track is always top notch

When you are an LSU fan you are pulling for all teams to win. In Louisiana the fans have passion for sports and competition like few other places. I can only assume its part of the Culture of the schools in the Southeastern conference. We are still talking about football recruiting but had to take time out for the NFL draft today.  Maybe by being next to Texas we have gotten a complex. New Orleans French Quarter, you can walk to your showings!

     One of the nice things about showing in a variety of areas is that the experience is always changing. I have been showing a lot in the French Quarter of New Orleans.  Its a small area so walking is the best way to show. You have plenty of time to get to know your client along with getting some great shots with the camera.

     This is not my prime area but do get to show here at least every couple of weeks. The area has really come back to life after a sleepy 2 years following Katrina. Its great to have a positive approach as an area comes to life. Just another great experience.  Once its gets hot a lot of the fun leaves but its great for 8-9 months. Walking may be making a return with these fuel prices.

Blogs can be very local, real estate is very local. New Orleans Condos

     I write a lot of local blogs on my New Orleans Condo Trends blogs. It does always have to be strictly about facts and figures.  My clients want to see what the neighborhoods are about and how historic New Orleans neighborhoods can be. My site is about condos but they are in these neighborhoods and many people have no idea what to expect. So many times people think negative thoughts of living in a city that flooded and has had it share of problems. New Orleans is often called the "City That Care Forgot". In this brief blog I tried to tie two of my hobbies plants and photos into selling New Orleans Condos. Check out the GardenDistrict Azalea Blog.

What were they advertising? Showing in the New Orleans French Quarter.

I was showing condos last week and I took my camera to write a blog about thisngs you see while showing on a weekend in the New Orleans French Quarter. I came across this one and wondered what they were advertising. The blog came out great and will most likely only do one like that this month,lol. Take a look at the blog and give me some ideas about this store in a courtyard. No I did not venture in. Maybe next week.

Localism dead or alive? I wrote this Blog almost a year ago.

Just wonder ing why no one mentions Localism and the great furure it seemed to hold when active rain was booming with new ideas. I rarely see posts on the subject and thought I would bring it up again. 

One of the great things about the localism photos is that you can string togeather a group of photos that can really give you a feel for the neighborhood. I would like the series to stay put but as other agents start inserting it may ad to it. Being a local expert in the area lets me put some descriptions that ties the area togeather. The New Orleans Warehouse District is one of my areas of concentration. Just wanted to pass on what a series of photos and descriptions can do for you. I like to describe it as a lifestyle text/photo.

New Orleans Warehouse District Condos, More then just sq.ft pricing

Just listed this condo in downtown New Orleans that has a lot going for it.  The windows and the views will have to be factored in to the price.  When you have a unit that has these special features its hard to get comps in the same building. Being a corner unit you have 10 large windows and 18 ft. ceilings. It will get more than the average unit because of the intangibles.
